It never surprises me, when I represent a Buyer in a Real Estate Transaction, one of the very first questions I am asked; "Well, how much do you cost?" I usually chuckle at the notion, but in fact, I do get asked that a lot! Truth is, I get paid in Referral and Repeat Clients. Granted my original "paycheck" if that's what you need to call it, comes from the Seller of the Property in which I just helped you purchase, so its true, I cost you nothing. Not a Dime!
Yet so many people still take on the enormous process of purchasing a home without someone like me, representing them, protecting them, ensuring one of the biggest single purchases they make in their lifetime is done in the best possible way: Buying their home "Right Side Up". Here are some reasons anyone who is on the verge of becoming a home owner, needs to have a veteran Buyers Agent on their Side:
  • Protection. Listing Agents are Protecting the Seller, not the Buyer. Buyer Agents, like myself, represent you. Use a Court Room as an example, The Defendant and Plantif both have someone representing them. Real Estate is no different. In fact, in Arizona, we Real Estate Agents are deemed Attorneys in Fact due to the extensive Schooling and Continued Education and Testing we must go through.
  • Due Dillengence. There are many different items buyers have the right to do, and do so within a specific time frame. If you are not informed of these, how can you accomplish them. As your Buyers Agent, one of my duties is to ensure all these items are done in the alloted time, protecting you and your rights as a potential home owner.
  • Financing. In this ever changing market, it is getting more and more difficult to secure traditional financing. The restrictions change almost weekly, approvals are only good for a limited time. Special Loan Programs are limited to the resources at hand, once they run out, so does the program. Having multiple lenders at my disposal, ensures I have an answer for every twist and turn we encounter.
  • Value. Determining value for what it is you're looking for is a tricky task. A Listing Agents Job is to get his client, the seller, as much money for that listing as possible. My job is to get you that listing at Fair Market Value or below.
  • Inspections. Listing Agents may tell you about the inspection period, but will they disclose to you what you have the right to inspect? I have worked with several different Inspection Companies in my storied career, all of which are ASHI Certified and come highly recommended from current and past clients.
  • Questions. I have a mantra, "The Only Stupid Question, is the one not asked." If you don't ask me, I cannot tell you. I cannot guide you through the Escrow Waters, to ensure a smooth process. Understand, every transaction is different, every loan is different, there's not too much I haven't experienced as a Buyers Agent, I am 110% Confident, once you're Fully Approved, we'll get you where you want to go.
  • Start to Finish. As a Buyers Agent, I am with you from Start to Finish. The Starting line is when we first meet and we discuss the current market conditions and we understand the reality of the market and what "True" options are available for you. The Finish Line is when we have closed on the loan and the Deed of Trust is recorded in your name. This is when you become a Home Owner. Would the listing agent do that? I think Not.
  • Follow Up. Once your Home has closed and you begin to move in, you will still here from me, as a Buyers Agent, I look towards the future at all times. You're going to out grow the house you just bought, you may get married, have a few kids and decide you need a bigger home, you may decide you want a newer home with a pool and your current home is getting older and has no pool. Bottom line, you'll here from me, at least Monthly, just to say Hello and touch base.
  • Peace of Mind. Think about it, if you're having Heart Problems, you go to a Heart Doctor. If you're having problems seeing, you go to an Eye Doctor etc. No, I am not a Doctor or even have a PhD, my point is this, you seek professionals out in every aspect of your life, most of which cost you less than $500 in deductibles, but you pay them willingly, yet I am absolutely, 100% Free to you. Yet, I work for you. My job is to find you the best deal I can, at the best price I can, for you. Would a Listing Agent do that? I doubt it.
  • Buyer Broker. A Buyer Broker is an Agreement, in writing, between Home Buyer and Buyers Agent, to ensure both are working towards the same goal. You want to purchase a home, and my job is to find you a home. Its an "Employment Agreement" for lack of better terminology. I use this form with everyone I work with. It shows me they, the home buyer, are serious about this process, will follow my directions and advice and in turn, I am loyal to them, their needs, hopes and desires for owning a home. Selling Agents don't use these forms whatsoever, reason being, they don't represent you, so they don't care about you, your wants, needs and expectations.
